Renovation · Flat, kitchen, bathroom or whole home

Bought a flat in Ibiza and don’t know where to start?

It is the call I get most. Someone has just bought, wants to redo the bathrooms or open up the kitchen, has two quotes that look nothing like each other, and no way of telling which one is sound.

You do not need a villa to need someone to bring order. I help you define what will actually be done, get quotes that can genuinely be compared, and make sure the works come out the way you agreed.

Technical architect, registered No. 386 — Ibiza, Mallorca, Menorca and the rest of the Balearics.

What usually happens

Small renovations go wrong for the same three reasons

01

Quotes you cannot compare

You ask three firms and get three different documents: one includes the plumbing, another never mentions it, the third says "as per site". You choose on price and end up paying more than the expensive one.

The fix · One common bill of quantities so everyone prices the same thing.
02

Decisions taken too late

The tiles get chosen when the tiler is already at the door. Work stops, the trade moves to another job and comes back when they can.

The fix · Knowing weeks ahead what has to be decided and ordered.
03

What turns up once you open the walls

Old wiring, a damaged beam, damp behind the tiling. Normal enough — but if nobody allowed for it, it becomes an extra cost you cannot argue with.

The fix · Looking before, and leaving margin for what appears.

How we work

Hire me just to start properly, or for the whole job

Many people call me only for the first part: finding out what can be done and for what budget. Then they decide whether they want me to carry on.

The minimum

Visit and roadmap

To clear your doubts before spending a euro.

  • Visit to the property
  • What can and cannot be done
  • Which permit applies
  • Existing-condition drawings if needed
  • Quantities for requesting quotes

Everything

From the idea to the last snag

So you do not have to be on top of it.

  • All of the above
  • Comparison of the quotes received
  • Coordination of the trades
  • Site visits and reports with photographs
  • Review of invoices and variations
  • Snag list and handover

What kind of works

From one bathroom to a whole house

·

Bathroom renovation

New services, finishes and sanitaryware. Usually the first job for someone who has just bought.

·

Kitchen remodel

Opening up to the living room, moving services, coordinating the kitchen supplier with the other trades so they do not clash.

·

Apartment renovation

The whole flat: layout, new services, joinery and finishes.

·

Full home renovation

A house or villa stripped back and rebuilt, with a design team and site supervision.

If the job is small, it is coordinated directly with the trades needed, without a main contractor adding a margin on top. If it is large, it goes out in packages.

Frequent questions

What people ask me before starting

·

Is it worth it for a flat?

Especially if you do not know where to start. Proper quantities let you compare offers for real, and that usually covers the cost of the service.

·

Do you do single-room jobs?

Yes. A bathroom needs order too: what gets touched, in what sequence the trades come in, and what paperwork applies.

·

Where do you work?

Ibiza, Santa Eulària, Sant Josep, Sant Antoni, Formentera, Mallorca and Menorca. As a registered technical architect, across the Balearics.

·

What do I need before calling?

Nothing. The property and a rough idea. The first visit is exactly what sorts that out.
