Construction supervision
Control of workmanship, of the materials delivered to site and of testing. Regular visits, written instructions to the contractor and a documented record of every decision.
Technical services
Signing off the construction supervision of a project, a final completion certificate or an expert report is not something anyone can do in Spain: it requires professional registration.
I hold it, under No. 386 with the Association of Building Engineers of Ibiza and Formentera. That is what allows me to answer to a town hall, an insurer or a court.
I work across Ibiza (Eivissa), Santa Eulària, Sant Josep, Sant Antoni, Mallorca and Menorca.
01 · Site supervision
Every project with a building licence needs a supervising technical team. As the technical architect I take on the supervision of the construction itself: checking that what is being built matches the design, the regulations and the quality you contracted.
Control of workmanship, of the materials delivered to site and of testing. Regular visits, written instructions to the contractor and a documented record of every decision.
I review and sign the monthly valuations: what has actually been built against what is being invoiced. That is where most overruns are caught.
At the end I issue the final completion certificate together with the supervising architect — the document confirming the works were carried out in accordance with the design.
Snag list, follow-up of outstanding items and coordination of the closing documentation that applies to your type of project.
02 · Permits
In the Balearics the right procedure depends on the real scope of the works, not on how big they look. Choosing the wrong route delays a project by months. This is what I handle:
I assess the works and tell you whether they need a major works licence, a minor works licence or a responsible declaration, and what technical documentation each route demands.
I prepare the report, drawings and quantities the town hall requires, with the construction budget that the municipal fees are calculated from.
I file the application, answer the town hall’s requests for further information and keep you updated until the permit is granted.
Before you sign, I check what can legally be done to that property. It is the single check that saves foreign buyers in Ibiza the most trouble.
03 · Surveys and expert reports
When something goes wrong — damp that keeps coming back, cracks, work badly finished, or a contractor who stops answering — the first step is a technical report stating what happened, why, and what it costs to put right.
A technical report setting out the origin of the problem, its causes and a costed repair. Usable to negotiate, to claim on your insurance or to produce in proceedings.
Damp and leaks, roof water ingress, cracks and façade failures. A diagnosis of the real cause, not of the symptom.
What was built reviewed against what was contracted and designed, with a schedule of failures and what each one costs to correct.
Works stopped, unjustified extra costs or items never executed. An independent report turns the argument into figures.
Why a local building engineer
These services only work properly when the person doing them is on the island. A technical architect who has worked in Ibiza for twenty years knows the firms, knows how each town hall reads the rules, and can settle a technical argument on site rather than by email.
